Vancouver's Westside has been a hot spot of Real Estate Activity since early 2001 with prices in the Douglas Park area of Cambie, Kitsilano and many other neighbourhoods exceeding traditional increases.  Detached housing has hit all time highs with values exceeding $1,000,000 for 33' lots.  Marpole is an undiscovered gem for detached housing, with some good deals still to be found.  Low mortgage rates are part and parcel of the activity, along with limited supply and strong demand.

Many areas of Vancouver's Eastside have followed the rising price trend of the Westside, with more and more Buyers jumping the Westside ship and moving to the more affordable Eastside.  In particular, the Main Street area has shown huge price jumps, as well as Grandview (Commercial Drive) and Mount Pleasant.  Detached housing is rapidly reaching Westside price levels but large townhomes and half duplexes are still reasonably attainable.

Vancouver West:

Arbutus - Vancouver, BC Westside
Arbutus is made up of mostly single-family homes with shopping (Arbutus Shopping Centre) & the Arbutus Club close and hand.  Zoning: RS-1.

Cambie - Vancouver, BC Westside
Cambie is comprised largely of single family dwellings.  Highly recognized BC Children's Hospital & BC Women's Hospital located on Oak St.  Zoning: RS-1, RS-5, RS-7.

Coal Harbour - Vancouver, BC Westside
Coal Harbour is situated on the shores of Burrard Inlet and is made up of mainly high end condos surrounding the West End Community Centre & the Coal Harbour Community Centre.  The famous Stanley Park Seawall borders Burrard Inlet and leads to Stanley Park.

Downtown - Vancouver, BC Westside
Vancouver's downtown is densely populated with mid to high end condos, high rises, and commercial towers.  Some of Vancouver's best shopping and dining exist downtown, as well as Canada Place, Trade & Convention Centre and Cruise Ship Terminal, the Vancouver Art Gallery, the Vancouver Public Library, and Pacific Centre Shopping Mall.

Dunbar - Vancouver, BC Westside
Dunbar is full of wonderful single family houses, many on 55', 60',66' frontage lots with green spaces and tree lined streets.  Zoning: RS-5.

Fairview (Fairview Slopes & Upper Fairview) - Vancouver, BC Westside
Fairview slopes: once an industrial waterfront area, now largely condos and townhomes, many with False Creek views, downtown skyline and mountains.  Easy access to False Creek Seawall, Granville Island, Canada Line (YVR to Downtown) and Cambie Corridor shopping.
Upper Fairview: mainly condos and townhomes surrounding Vancouver General Hospital.  Easy access to Canada Line (YVR to Downtown) and upscale versions of big box stores on Cambie St.

False Creek - Vancouver, BC Westside
False Creek is made up of small clusters of townhomes and condos both leasehold and freehold.  Emphasis on pedestrian traffic and green spaces and is framed by a back drop of cityscape, ocean and north shore mountains.  Quick easy access to the Canada Line, Downtown, Seal Wall and Granville Island.

False Creek North (Yaletown) - Vancouver, BC Westside
Mainly industrial until Expo '86, False Creek North is now full of upscale condo towers and warehouse loft conversions. 

Kerrisdale - Vancouver, BC Westside
Kerrisdale is 20 minutes to Vancouver's downtown core and is a cross section of older, gracious single family homes, many on 50' and 60' frontage lots, as well as high and low rise apartment buildings and excellent local shopping/services.  Zoning: RS-1, RS-5.

Kitsilano - Vancouver, BC Westside
Kitsilano is a popular Vancouver Westside neighbourhood with Kits beach and downtown Vancouver close by.  Single family homes, multi family residences (rentals), duplexes, townhomes, condos and apartment buildings, make up Kitsilano.  Kits Point, north of Cornwall Ave is a small enclave of exclusive single family dwellings, duplexes and a few condos period.  Many homes offer stunning downtown, water and mountain views.  Lots range in size from 33' to 66' frontage.  Zoning: RT-7, RT-8, RT-9, RS-5, and Multi-Family.

Mackenzie Heights - Vancouver, BC Westside
West of prestigious Shaughnessy, Mackenzie Heights is a quiet family area with a mix of newer and older single family homes on tree lined streets.  Some view lots in the NW corner.  Lots range in size from 33' to 66' frontage, with the exception of 100'+.  Zoning: RS-5.

Marpole - Vancouver, BC Westside
Marpole is one of the oldest neighbourhoods in Vancouver and is an important transportation hub with all traffic from YVR and the USA passing through.  Lots range in size from 33' to 50' frontage with a few larger lots scattered throughout.  Zoning: RS-1 and Multifamily.

Mount Pleasant - Vancouver, BC Westside
Mount Pleasant is an eclectic array of single family dwellings, condos, townhomes, lofts, apartment buildings and commercial space.  Zoning: Mixed residential.

Oakridge - Vancouver, BC Westside
Oakridge is full of single family homes on 33' to 60' lots (with a few exceptions).  Close to Oakridge Shopping Mall.  A mature residential area popular with the Jewish community and it's recreation centre, seniors' home and more.  Lots range in size from 33' - 70' frontage.  Zoning: RS-1.

Point Grey - Vancouver, BC Westside
Point Grey is an upscale neighbourhood with gorgeous waterfront properties and detached homes on hilly tree lined streets and adjoins University of BC endowment lands.  Waterfront property here is the most sought after in all of Vancouver and the most expensive.  Features Jericho Beach, the Royal Vancouver Yacht Club, many historical buildings and parks.  Lots range in size from 33' to 150' frontage.  Zoning: RS-1.

Quilchena - Vancouver, BC Westside
Quilchena is a mixture of mature and newer single family homes, split level bungalows, high end townhomes and condos close to the Arbutus Shopping Centre.  Lots range in size from a few 33' to the majority of 50' and 60' and up to 120' frontage. Zoning: RS-1, RS-5.

Shaughnessy - Vancouver, BC Westside
Shaughnessy is one the most mature, prestigious and expensive neighbourhoods, with gracious homes on sprawling lots, many of which are irregular and can be as large as 25,000+ sq.ft.  High real estate values have turned a few homes into multiple dwellings.  Lots range in size from 44' to 200' frontage.  Zoning: RS-5.

South Cambie - Vancouver, BC Westside
South Cambie is one of the smallest geographical Vancouver westside neighbourhoods with many newer homes on 50' and 60' frontage lots.  Home to Langara Golf Course and Langara College.  Zoning: RS-1.

South Granville - Vancouver, BC Westside
South Granville is made up of single family dwellings on gracious lots ranging in size from a few 33' to mainly 60', 70' frontage or larger with a few bungalows still remaining.  Shaughnessy Place is an upper income condo complex, overlooking a lake and VanDusen Gardens.  Zoning: RS-1.

Southlands - Vancouver, BC Westside
Southlands is mainly made up of farmland, well kept older homes on lots ranging from a few 33' to 200' frontage and a number of large sprawling estates encompassing acreage (2.5 - 4.5 acres).  The Flats borders the Fraser River and is home to the "horsey" set, with riding stables, clubs and trails.  Serious $$$ to live here.  Zoning: N of Marine Drive = RS-1, RS-5; S of Marine Drive = RA-1 (limited agricultural).

University of British Columbia - Vancouver, BC Westside
University of BC endowment lands and UBC are Crown land and not part of the City of Vancouver.  Huge lots with views across Georgia Strait to Howe Sound, run into the millions.  Traditionally a prestigious locations with some of the city's finest homes and estates.  Lots range in size from 60' to 250' frontage.  Residential zoning.  Newer leasehold two and 3 bedroom apartments are on the University grounds.

West End - Vancouver, BC Westside
The West End is made up of vertical living and low rise condos and is one of the most densely populated neighbourhoods in Vancouver with gorgeous views, English Bay beach, and direct access to Stanley Park.

Vancouver East:

Fraser - Vancouver, BC Eastside
Fraser is one of the most ethnically diverse neighbourhoods in East Vancouver, and is increasingly popular with young professionals and families.  Zoning: Primarily RS-1 with a few RT-2.

Grandview - Vancouver, BC Eastside
Grandview is a mature neighbourhood, and part of the popular and thriving Commercial Drive niche.  A vibrant mixture of commercial, industrial, single family and multi family residential with ethnic history and features.  Much of Grandview is built on the East-West rise, with views across Vancouver and Burrard Inlet.  Commercial Drive has good city services, a large number of local ethnic stores and community groups, Edwardian-style heritage buildings, European-style cafe's, bars and entertainment venues.

Hastings - Vancouver, BC Eastside
Hastings is one of Vancouver's oldest neighbourhoods, located in the North Eastern corner of Vancouver's Eastside and is mostly single family dwellings, a few multi family buildings and is home to Hastings Racetrack.  The nook north of Hastings is partially zoned for light industrial.

Main - Vancouver, BC Eastside
Main is an area of Vancouver that is home to Antique Row on Main Street, a fascinating combination of secondhand shops, antique stores and curio shops.  This area is one of the most popular new neighbourhoods in the city.

Mount Pleasant - Vancouver, BC Eastside
Mount Pleasant has undergone gentrification since the early 1990's and is an up and coming area.  Many properties in the Strathcona neighborhood are heritage homes restored to their original Victorian style.  South Main, or SoMa, is an area of Vancouver that centers around Main Street and is part of the larger Mount Pleasant neighbourhood. 

Victoria - Vancouver, BC Eastside
Victoria is an ethnically diverse area of Vancouver's Eastside that encompasses a large area of residential and commercial development surrounding the culturally eclectic Victoria Drive corridor.  Victoria is one of the earliest areas of settlement in Vancouver's Eastside.
